JRealty Security Deposit Guidance

At JRealty, we follow California law to ensure security deposits are handled fairly, transparently, and consistently.

Collection

• As of July 1, 2024, the maximum deposit we collect is one month’s rent.

Pre-Move-Out Inspection

• When you give notice to move out, you have the right to request an initial inspection of your unit.

• This inspection occurs within two weeks before your move-out date.

• We will provide you with a list of issues (if any) that may result in deposit deductions, so you have the opportunity to address them before vacating.

Acceptable Deductions

By law, we may deduct from your deposit only for:

1. Unpaid rent.

2. Repair of damages beyond normal wear and tear.

3. Cleaning necessary to return the unit to the same level of cleanliness as at move-in.

4. Replacement of personal property (such as appliances) if included in the lease and damaged beyond normal use.

We do not deduct for normal wear and tear or pre-existing conditions.

Documentation

• You will receive an itemized statement of any deductions.

• For any deduction over $125, we will attach copies of invoices or receipts.

Return Timeline

• Your deposit (minus any lawful deductions) will be returned within 21 calendar days after you return possession of the property (keys, garage openers, etc.).

• If repairs or cleaning cannot be completed within 21 days, we will send you a good-faith estimate within that timeframe, followed by a final statement and any remaining balance within 14 additional days.

Transfer of Property Ownership or Termination of PMA

If ownership of the property or management of the unit changes, we will either:

• • Return your deposit directly to you, or

  • Transfer your deposit to the new owner or new manager, and notify you in writing.
