JRealty evaluates rental applications using consistent screening criteria designed to help determine an applicant's ability to meet the financial and other lawful obligations of the lease. Income Guideline The applicant's gross (before taxes) monthly income should be at least 3 times the monthly rent. Credit Guideline JRealty requires a FICO score above 650, subject to housing-subsidy rules. Application Fee The application screening fee is $50. Fees are collected, and processed as required by law. Income Qualification JRealty generally looks for the monthly rent to be less than 33% of the applicant's gross monthly income. Income must be lawful and verifiable. Depending on the applicant's circumstances, documentation may include pay statements, tax documents, benefit statements, bank records, or other appropriate verification. Applicants Using Housing Assistance JRealty accepts federal, state and local government housing subsidies and rental-assistance programs. For applicants using a housing subsidy, the income qualification standard is based on the portion of the rent the applicant is personally responsible for paying. Credit Qualification For applicants who are evaluated using credit history, JRealty generally looks for a FICO score above 650. The credit qualification should generally be associated with the applicant whose income is being relied upon to qualify for the rental. Applicants Using Housing Assistance When applicable, applicants receiving qualifying housing assistance may provide lawful and verifiable evidence demonstrating the ability to pay their portion of the rent in accordance with applicable law. Verification Requirements Applicants will be required to provide complete and accurate verification documents as part of the rental application. Additional verification may be required including: proof of other sources of income, animals, or other reasonable verification requests based on specifics in each application. Any additional screening criteria used for a particular property will be disclosed and applied consistently in accordance with applicable law. Frequently Asked Questions What does Fully Completed Application mean? Yes, a Fully Completed Application is an application that has all of the Verification Requirements satisfied. Note that sometimes uploaded documents are unreadable or rejected for various reasons. Are applications considered in the order received? Yes, all fully completed applications are considered in the order received. How much does it cost to apply? The current JRealty application screening fee is $50. Screening fees are processed in accordance with applicable California law. Can I provide my own credit report? JRealty generally obtains its own screening report so applicants can be evaluated using a consistent screening process. We do not accept ‘Reusable tenant screening reports', however, you can reuse a report that JRealty pulls for up to 30 days. How much is the security deposit? The standard JRealty security deposit is generally one month's rent, subject to the property and applicable law. One applicant has the income and another has the credit. Can we qualify together? JRealty evaluates the income and credit information associated with each applicant according to the applicable screening criteria. How long does an application take?
